Home Buyers, Sellers Now Access Actual Sales Prices on Tucson, Sedona Homes Within 24 Hours of Sale
Access to Fresh "Actual Sales" Data Helps Consumers Track Local Markets, Find Realtors®
Los Angeles, CA (PRWEB) November 25, 2008 -- Consumers can now access actual sales prices within 24 hours of a sale's closing, review property details and photos, and find the transaction's listing and buyer's agents for thousands of properties in Tucson and Sedona, AZ on Realtor.com® (http://www.realtor.com), the #1 homes-for-sale Web site. Home buyers interested in Tucson and Sedona real estate will no longer be forced to base decisions on out of date or inaccurate data now that the Tucson Association of REALTORS® MLS and Sedona Verde Valley Association of REALTORS® have joined the growing list of multiple listing service (MLS) organizations displaying detailed sold property information on Realtor.com.
Until now, sold data for properties in Sedona and Tucson has typically been available through County public records provided as long as 90-days after transactions are completed. This delayed access to accurate data is one reason home valuations on many real estate portals are inaccurate, out of date and unreliable. County records also don't always include significant property amenities which often have an impact on sale prices. Information from Tucson and Sedona on "sold properties" will be displayed within Realtor.com's "Find Home Values" feature, a new resource currently under development by the category leader.
"If you're basing a real estate decision on old or out-of-date information, you risk making a poor decision with potentially significant financial consequences," said Realtor.com President Errol Samuelson. "Providing current and detailed information on sold properties drawn directly from the local MLS, in conjunction with our 15-minute fresh update program, educates home buyers and sellers so they can have more productive and informed conversations with their real estate agent or broker. We're pleased to welcome the Tucson Association of REALTORS® MLS and Sedona Verde Valley Association of REALTORS® as our newest partners to display their sold property information as we further develop and expand our 'Find Home Values' feature."
Q3 2008 median home prices in the West dropped an average of 21% compared to the same time last year, with Tucson falling 18.6 percent to $199,300, according to a new National Association of Realtors report. Due to these local price changes, consumers interested in Tucson and Sedona real estate need fast access to up-to-date information. Realtor.com's sold data MLS program provides this, with connections to the most active local Realtors.
In addition to delivering sold data information within 24 hours of a sale, Move, Inc. is working with MLSs to update listings on the site throughout the day with new information, including prices changes, new photos, property details and more. Currently, half of all the listings on the site are updated every 15 minutes, the remainder are updated at least once per day, and nine MLSs across the country are supplying sold data. No other real estate Web site has so many listings updated as frequently with this data. Homes for sale are also timestamped so consumers know exactly when each listing was last updated.
Deborah Wilkerson, a real estate agent with Homeway Realtors in Tucson, said, "Providing timely information such as actual sales prices through Realtor.com, with contact information for local Realtors, enables home buyers and sellers to monitor the latest market activity and act on it with the assistance of the local experts who know Arizona neighborhoods and market trends."
